140 East Pueblo Could Turn Into Single Family Residence

Check out these plans for 140 East Pueblo from architect Baron Hershberger. The building used to house a Russian candy store and a residence upstairs. It will, if all the cards fall into place, become a single family residence. 

The plans use the existing building and add onto it. I am a big fan of infill projects, and this would be an awesome addition to the neighborhood.

    Not so fast. Reno Planning will nix this project or at least require a SUP (Special Use Permit). The parcel is zoned CC Community Commercial under the Wells Neighborhood Plan, and Single Family Detached Residences are prohibited. It will really suck for the owner and contractor to have to play this one out for $20K or so to get Planning approval. But that's the state of Reno's Planning Code that the techs have to adhere to.

    Thanks for the info, but the project isn't a change of use. Just a renovation with garage addition. Should be ok. SUP would be a bummer though.
