12-story housing project on 15th and Virginia begins grading

by Mike Van Houten / Mar 15, 2021

A very large student housing projet that will dwarf everything around it, has begun grading and site prep work. I originally reported on the permit here

No word yet on what it will look like, but it will be three levels of parking garage with nine stories of residential on top. I'm hoping there is some steet-level retail thrown in there too. This project is located on the corner of 15th Street and North Virginia, across from Lawlor Events Center.

I wonder when the private for-profit student housing around UNR will officially be considered "over saturated"? An awful lot of new units coming online when the U fully realizes that distance learning is going to be more than just a minor player in their student education playbook.

The "U" isn't going to make distance learning anything more than temporary. There is a reason there will be a new garage going up soon. The end game is in person resort style living and learning, complete with rooftop pools, bocce courts and luxury amenities to bleed your FAFSA or mom and dad dry. The market appears oversaturated in this town, but good news is student housing can convert to regular schmoe housing and perhaps we won't have this artificial shortage and the R.E.D. won't be able to demand $2800/mo.

It’s funny to read comments from people who have no understanding of how in-demand housing is at the university. Park Place is offering rooms at $825 per student w/ 12 month lease. $75 per month for parking. And the demand is nuts. For too many years nothing was built in that area and students were forced to live all over the city. Not any more.
