Former office on Holcomb Avenue to be converted to residential

According to realtor Dominic Brunetti's monthly commercial real estate sales report, (I recommend you sign up for his newsletter here to get the latest in commercial development news and big sales https://dicksoncg.com/market-reports-sign-up/)a 5,000-square-foot office building previously occupied by Great Basin Federal Credit Union at 386 Holcomb Avenue sold for $699,808 ($139.96 per sq. ft.). An individual investor from Incline Village purchased the property and plans to convert it into a 6-unit multifamily complex. DCG represented the seller in the transaction.

Other central Reno sales of note: 

In Downtown Reno, on the corner of East Liberty Street and Hatch Street, two individual office condo units totaling 4,448 sq. ft. on the second floor at 245 E Liberty Street sold for $1,533,411 ($344.74 per sq. ft.). Sgro Rogers Attorneys at Law, based in Las Vegas, Nevada, purchased the units.

In Central Reno, in the Southwest Professional Center, a two-story 4,976 sq. ft. professional office building at 423 West Plumb Lane sold for $1,660,000 ($333.60 per sq. ft.). The property was vacant at the time of sale.

Near Downtown Reno, Centra Digital Interconnect, an interconnection data center builder and provider based in Boston, Massachusetts, purchased a 19,064 sq. ft. warehouse at 265 Keystone Avenue for $6,627,000 ($347.62 per sq. ft.). The company plans on developing a new 91,000 sq. ft. building, set to begin construction in Q2 of 2026.

In Downtown Reno, on the corner of East 4th Street and Valley Road, a 1,323 sq. ft. convenience store and 4,200 sq. ft. retail building at 507 East 4th Street and 535 East 4th Street sold for $975,000 ($176.53 per sq. ft.). At the time of sale, the properties were occupied by Delight Food Mart and Reno Homebrewer. DCG represented the buyer in the transaction.

In Central Reno, on the corner of Lakeside Drive and Brinkby Avenue, an 80-unit, 77,640 sq. ft. apartment complex better known as the Roselake Apartments sold for $11,800,000 ($147,500 per door).

In the Downtown Reno submarket, on the corner of West 2nd Street and Gardner Street, a 3,332 sq. ft. fourplex at 1050 West 2nd Street sold for $1,225,000 ($306,250 per door) at a reported 5.59% pro-forma cap rate. The Reno Initiative purchased the property for Shelter and Equity, a non-profit organization that provides housing and equal opportunity to the less fortunate.
