Three New Projects In The Works

Edgewater at Virginia Lake

Demolitions begins! Demolition began earlier today in preparation for Edgewater at Virginia Lake, a new 336-unit condominium/townhouse subdivision. The nearly 10-acre project will be located on the southwest corner of the Eastshore Drive/Lymbery Street intersection. This project is massive in scope as shown on the map below.

Although the project is on private land, the City of Reno wants the public to know that the landscape plan for Edgewater at Virginia Lake includes 227 new trees, including 175 large trees, consistent with an overall renovation plan for Virginia Lake that was previously approved by Reno City Council in 2004.

On November 7, 2013, the Reno City Planning Commission approved a request for a tentative map to develop the project. On April 16, 2014 the Reno City Council approved to transfer a total of about 34,000 square feet of adjacent land along Eastshore Drive and Lymbery Street to Silverwing Development.

A 2,500-square-foot clubhouse overlooking the pool and a gym and business center are also included in the plans for Edgewater at Virginia Lake. The first occupancies of the new for sale and rental homes is expected to occur in March 2015.

Two on Holcomb

In the smaller-project department, Two on Holcomb and popped back up on the Haberae infill radar with construction beginning late summer. The two-story structures will feature attached garages, 2 bedrooms, 2 baths, and just about every amenity you could want.  Each will have its own fenced yards, drought tolerant landscaping, drip irrigation, water feature and firepit.  The interiors will have decorator finishes found in much more expensive homes but these homes will be priced for a first time buyer.  Be sure to check out their web site for an impressive list of infill projects, most of which are right on my neighborhood.

The Odd Building on Holcomb and Liberty

A couple weeks ago I saw contractors or developers holding blueprints and important-looking documents outside the building located at 33 Holcomb, about a block from me, pointing to it and talking about exterior renovations. I didn't think much of it until NNBW reported that this will soon be renovated and become corporate headquarters for Dickson Realty. I can't wait to see what they do with the 1980s-era building!

The retail and piers were eliminated from the Edgewater project. Too bad - it would have been a positive addition for the community.

I think that it is 333 Holcomb - it will be nice if they update the look!

Would have been a good idea to design around the existing 100 year old ever greens that helped to filter pollution out of Virginia Lake. We are now faced with total devastation in this area thanks to the clear cutting that happened last month.
