Virginian Pulls Major Permit for Room Remodels

Siegel Group has filed two permits for The Virginian, located in downtown Reno at 140 North Virginia Street, adjacent to City Hall. 

Permit 1:

REMODEL. INSTALL 36" BASE KITCHEN CAB WITH STORAGE TO INCL LAM COUNTERTOP W/BACKSPLASH. CAB WILL INCL 110V 2 BURNER ELECT COOKTOP IN 119 UNITS.

Permit 2:

PLUMBING. ADD TWO COMPARTMENT SINK IN EXIST LAUNDRY RM ON FLOORS 9, 10, 11, 12, 14, & 15

So it sounds like at least the units will have some kind of cooking apparatus. Most weekly motels only offer a microwave and a refrigerator.

    Hopefully they put up their planned façade sooner rather than later. Both that and the El Cortez are complete eyesores right now. While Siegel hasn't been the best, this is much better than a vacant building. After this the Belvedere big tower will be the last of the major vacant buildings downtown. I can't imagine it will be too long until they're converted to apartments or condos. Possibly waiting to see how the 3rd Street Flats do?

    Any update on what they're doing with the El Cortez building? It looks terrible right now

    Shouldn't be too much longer before we see action on the façade, they should be getting going on it this year. Just waiting for final approval Same goes for El Cortez, and others. They have every intent to remodel ALL exteriors of the buildings they own.

    Siegel Group: So bad at development we consistently forget to pull permits, then dramatically undervalue the work to be done to avoid city fees. Building the future unpermitted.

    To be fair, geopower, they need to avoid as many fees as possible so they can continue to pay Matt to post about how they're going to clean up their act any day now ...

    All I can say is, LOL. I am proud to say I am not paid a CENT for my posts on them, I support them squarely because they are investing in our community. Some of us are just too impatient because you don't know thing about what it takes to flip an old building that has been neglected for 20 years.

    Matt, I'm no genius developer, but I'd say the minimum it requires is pulling adequate permits and paying accurate fees. But I could be way off.

    I will give Matt the benefit of the doubt here, I don't think Siegel is paying him. However, I also share Geo's skepticism about Siegel's performance. Look at some of the comparable renovation projects compared to Siegel. 1401 S. Virginia is going up rapidly. 3rd St. Flats looks nice, construction crews there every day. Center Motel sis stripped to the skeleton, ready for more. Meanwhile, Siegel's El Cortez looks worse than when they started, no apparent activity for months. Truckee River Bldg hasn't changed since they took over. They pulled permits for the Virginian but except for removing some of the front façade it doesn't look like much is being done, there are no construction crews or delivery trucks to indicate anything's going on. I'm hoping for the best, but I'll believe it when I see it.
