Interior demo permit in plan review for Riverboat at 34 W Second Street

by Mike Van Houten / Apr 6, 2022

An interior demo permit is now in plan review for the Riverboat building at 34 West Second Street.

The mixed-use building previously sold to new owners in July 2021 for $11.2 million

Once a riverboat-themed hotel casino complete with a faux paddle wheel and smokestacks, the hotel casino then closed in 1998. The upper floors became 120 apartments/weeklies and the empty casino space on the first floor went up for lease.

It almost became a Longs Drugs, and even went through an interior buildout, only to be bought by CVS. CVS decided not to open the store, but contiued to pay the lease.

The building was then purchased in 2021, without anything ever opening on the first floor.

The demo permit reads

"INTERIOR DEMOLITION. INTERIOR DEMO OF BASEMENT AND FLOORS 1 THROUGH 4."

I am guessing that means the interior will be completely gutted, including the basement and all floors, but the exterior shell will remain. Does that sound about right?
