Two permits pop up for 5th and Vine Apartments and Commercial Row Development

Two temp permits (usually means the submittal is not complete yet) have popped up for the large apartment complex at 5th and Vine and one at 98 West Commercial Row, the now-vacant land parcel where the Masonic Temple once stood. 

The permits read: 

03/28/2022      22TMP-009914    Commercial New Construction - 803 W 5TH ST NA RENO NV 89503, Building 1: 4-story residential apartment building of type V-A wood construction and related amenity spaces. Contains 83 dwelling units. Fully sprinklered with a NFPA 13 system. Building 2: 4 to 5 story residential apartment building of type V-A wood & type I-A concrete construction, including related amenity spaces. 213 dwelling units. Fully sprinklered with a NFPA 13 system. Garage: 7-story above grade (including roof) stand-alone, naturally ventilated open parking garage of Type I-A construction. Planning to utilize dry manual standpipe for fire protection. 296 unit total.

A few weeks back, local developer, S3 Development, sold off this multi-family portion of the Keystone Commons Development land in Downtown Reno. The two parcels consisting of 4.08 acres at 803 W 5th Street, sold for $10,500,000 ($58.98 P/SF), presumably to his investors.

The second permit reads:

03/28/2022      22TMP-010108    Commercial New Construction -  98 W COMMERCIAL NA RENO NV 89501, 5 story apartment building over a 1 story garage. Retail space at the corner of Sierra and Commerical row, 2nd floor fitness area. 103 apartments.                    

They must spanning the alley to include the old Reno Vino space to get this density.
