New Notable Construction Permits

There's a few construction permits worthy of posting for the MidTown and downtown areas, let's get into it. 

Spa @ Best Bet - 941 South Virginia Street - In the heart of MidTown a former weekly motel is being cleaned up and converted into boutique lodging with an attached spa, to be an amenity for guests. The permit reads: COMMERCIAL REMODEL. CHANGE OF USE - EXISTING STORAGE AREA CHANGING INTO A DRY-SANA AND A COLD PLUNGE. INCLUDES MEPS AND NEW WALLS. (THIS IS AN AMENITY FOR THE GUESTS OF THE BEST BET MOTEL) (PLUNG POOL TO BE PERMITTED SEPARATELY)
For some context on this project, it originally was being remodeled into apartments by Kramer Properties, but they backed out midway through, put the project up for sale, and the Stremmels bought it, and re now converting it back to a cute little motel with a spa. 

New home at 231 Mary Street - It's not too often you see new single-family home (SFR) construction in MidTown, or downtown for that matter, so it's worth highlighting, nice someone is building just a simple home and not a duplex, triplex or fourplex in the hood. Here's the permit

New Parking Lot downtown - This is a temporary permit (usually converts into full permit) so there's not a link yet, but the permit info is: 24TMP-006524, Commercial Grading & Site Improvements, 655 W 4TH ST RENO NV 89503 - Land improvements for a 207 space surface parking lot "4th and Washington Lot" about 79,800 sf in size. Plans include civil, structural, electrical, and landscape. Jacobs Entertainment bought the Desert Rose Inn, formerly located on this property, in September 2023 for $10 million. A parking surface parking lot is nothing to get excited about, but it's still a substantial project downtown nonetheless, so I shall post on it. This is presumably to support the Glow Plaza. 

New Building for State? - A slightly confusing permit for a significant project, grading work for a new commercial building at 1350 North Wells Avenue. When I google that address, it's the Rodeo Arena at Livestock Events Center, but the permit owner is State of Nevada C/O Washoe County Community Services. The permit reads: COMMERCIAL GRADING & SITE IMPROVEMENTS. SITE WORK ASSOCIATED WITH COMMERCIAL BUILDING ADDITION.

Fire Hydrant Layout Review for 330 East Liberty Street. This is usally a step prior to submitting building permits. An office building current sits on this property, of which there is a demo permit for. This is all part of a new 24-unit townhome project called Liberty Flats, which I'm expecting building permits for soon, as they already have their tentative map approved by the Planning Commission. A tentative map is when you take a single parcel and split it up, which is required for home ownership of townhomes, and each 'lot' each unit sits on.
