Virginian Offers Up Retail Space on Loopnet

The Virginian is looking for a few good retail and food venues for its ground-floor and basement levels of the upcoming Virginian renovation. Check out the cool photos of the Virginian, still frozen in time, posted in their ad. Amazing!

Am I crazy for thinking that with a little clean-up, a nail here and there, some new paint, these places could re-open with essentially the same decor and be appealing to visitors by stepping into a time-bubble? I love retro-decor when I run across it, and here we have a building full of it. Just an idea. I remember walking through a very empty Fitzgerald's Casino right before it was gutted to become CommRow, and thinking to myself, 'Wow some designers would kill to recreate this retro look.'

Or who knows...I'm certainly no expert and could be done wrong and the whole schabang may need to be modernized like Whitney Peak for it to work.

In any case, The Virginian is offering up four basic spaces. The first is already-built-out office space in the basement. I'm guessing these are the former offices of the Virginian, including the executive offices, human resources dept, etc. The Virginian also has a 12,000+ s.f. space on the ground floor with an existing bar and foot traffic from both residents and visitors. Then there's a 12,000+ s.f. banquet space that can be converted to a restaurant or retail, and finally an existing 12,000+ restaurant space with fully turn-key kitchen and bar.

I'm guessing renovations of the residential rooms in the large 16-story tower are not far behind. This project is right on our main strip where tourists head down to check out the Riverwalk District, and right next to city hall. If we get an experienced restaurateur in that space that creates something cool with a downtown urban vibe that appeals to those that work at city hall, then that would be awesome.

Here's an opportunity to steer the redevelopment of our primary strip in the right direction, and echo what's been occurring on Sierra Street and First Street downtown, so, calling all retailers and restaurateurs, check out the Loopnet listing and go check out the space!

    The tower is slated for mixed use / residential. Any ideas what the residential is going to be? Weekly /monthly rentals or something different? That would make a big difference in who might be interested in retail or restaurant space.

    I don't see the market for basement offices at $2/SF/month - maybe $.50. I don't see the market for street level retail here at $2/SF/month - maybe $1.25. And upper level retail/bar/restaurant here at $2/SF/month? I hope Siegel has a lot of room in his pro forma. You can't get people to patronize businesses on the street on this block. But I hope Siegel is a jenius and proves me wrong.

    Although I've been coming to Reno for 30 years, the Virginian wasn't open for very much of that time. That big front neon sign is fantastic though. I hope there's some way to preserve it.
