Permit Round-Up For December

It's been a bit since I've reported on new permits being submitted, due to work, so I have a summary/collection of the major permits submitted below for December thus far. 

Vacant Museum Drive Land

It looks like something may finally be happening with the roughly-five-acre vacant property next to the National Automobile Museum on Mill Street/Museum Drive. This vacant land sold for almost $14 million a while back. Originally slated to be a residential project called Grant's Landing years ago, there were then rumors swirling about that it would be an extension of the auto museum showcasing more futuristic concept cars and sports cars, and the rumor I was told most recently is it will now be a residential building, by the same folks developing that gorgeous residential project on Pine Street and River Rock (not the Pine Street Townhomes project). 

The permit reads:  COMMERCIAL GRADING & SITE IMPROVEMENTS. COCHRANE DITCH IS BEING REALIGNED SO THAT IT DOES NOT RUN DIRECTLY UNDER THE PROPOSED BUILDING. TRENCHING AND REPAVING WILL BE PERFORMED AS NEEDED.

Rare Tea to 24 California Avenue

Looks like a tenant improvement permit for 24 California Avenue, the same recently renovated retail complex that Wheyfarer and Elixer Juice and Food call home. The permit is for a business named Rare Tea. The permit reads:  CHANGE OF USE. TENANT IMPROVEMENT NEW WALLS, CEILINGS, M,P & E & NEW FINISHES

Nevada Museum of Art Expansion 

This project isn't really 'new' news, as I reported on it previously, but now they have actually submitted their building permits for the project. The permit reads: MUSEUM EXPANSION 49000 NEW SQ FT SITE IMPROVEMENTS INCLUDED EXPANDING THE EXISTING MUSEUM TO THE SOUTH AND ADDING 49,000 SQUARE FOOT OF GALLERY SPACE, A NEW LIBRARY, EXPANSION OF EXISTING OFFICES AND OUTDOOR GALLERY SPACE. THE EXISTING MUSEUM WAS PERMITTED IN 2022 AS TYPE IIFR UNDER THE UBC. PER THE CITY OF RENO PRE-APPLICATION MEETING ON 9/26/2022, THE BUILDING MEETS ALL REQUIREMENTS OF TYPE IIA CONSTRUCTION AND WILL BE PERMITTED AS TYPE IIA CONSTRUCTION AND THE REQUIREMENTS OF THE CURRENT BUILDING CODE. INCLUDES STRUCTURAL, M, P, & E.

Also, this permit for the project as well, which I'm not sure is the same permit or separate. 

Whitney Peak Room Renovations 

Whitney Peak plans to renovate all their hotel rooms, offices and guest corridors to access the rooms (hallways), including bathtub-to-shower conversions and new finishes. The permit reads: COMMERCIAL REMODEL. THE PROPOSED PROJECT IS THE INTERIOR RENOVATION OF THE EXISTING 310 GUESTROOM WHITNEY PEAK HOTEL. THE SCOPE OF WORK FOR GUESTROOM LEVELS INCLUDES FINISH UPGRADES TO ALL NON-SUITE GUESTROOMS AND GUESTROOM CORRIDORS, AND GUESTROOM BATH TUB TO SHOWER CONVERSIONS AT ALL EXISTING NON-SUITE SINGLE KING GUESTROOMS ALONG A PORTION OF EXISTING TWO-BED GUESTROOMS. ADDITIONALLY, THERE IS THE DEMOLITION AND RECONFIGURATION OF TWELVE GUEST BATHS TO MEET ADA MOBILITY REQUIREMENTS. AT NON-GUESTROOM LEVELS, A PORTION OF THE BACK OF HOUSE AREAS OF THE BUILDING ARE TO RECEIVE NEW FINISHES AS NOTED IN THIS SET OF DOCUMENTS, PUBLIC RESTROOM FIXTURES ARE TO BE UPGRADED TO TOUCHLESS, AND THE ADMINISTRATIVE OFFICES ARE RECEIVING NEW FINISHES.

Reno City Center Permits

Reno City Center is still moving forward, perhaps slower than they'd like, but there is still construciton activity. A lot of people have asked me about this project, if it has stalled out, or still moving forward. Here are two permits for the project recently submitted this month. 

Exterior Remodel Permit Reads:  COMMERCIAL REMODEL. PARTIAL EXTERIOR REMODEL & REFINISHING OF EXISTING FACADES ONLY. NO INTERIOR MODIFICATIONS FOR THIS PERMIT. LIMITED ELECTRICAL SCOPE, WINDOW REPLACEMENT AND WALL MODIFICATIONS.

South Tower Permit Reads:  CHANGE OF USE. R-1 TO R-2 - TENANT FINISH OF DWELLING UNIT IN THE SOUTH TOWER FLOORS 6-17 ONLY. DWELLING UNIT BEING CONVERTED FROM HOTEL UNITS. INCLUDES M, P, & E.

724 West 2nd Street Apartments 

Looks like a four-story apartment building is coming to 724 West 2nd Street. The permit reads: COMMERCIAL NEW CONSTRUCTION. (1) STORY PODIUM FOR FUTURE (4) STORY APT BUILDING ABOVE. SITE IMPROVEMENTS INCLUDED.

Belvedere Tower Pool Being Remodeled or Removed? 

The permit reads: COMMERCIAL DEMOLITION - STRUCTURE. REMOVE FENCING, PERGOLAS, HANDICAP LIFT, AND DECK STRUCTURE INCLUDING THE FRAMING AND DECKING SURROUNDING THE POOL AND HOT TUB.

Sands Remodel Continues

The Sands continues full steam ahead on its remodel. the permits reads: COMMERCIAL DEMOLITION - INTERIOR. DEMO OF EXISTING INTERIOR FINISHES OF 260 HOTEL ROOMS, TEN CORRIDORS, AND TEN ELEVATOR LOBBIES. REMODEL PLANS WILL BE SUBMITTED SEPARATELY. SUBMITTAL INCLUDES ARCHITECTURAL PLANS. SHEET A1.1 INDICATES ELECTRICAL AND PLUMBING DEMO SCOPE. THERE IS NO MECHANICAL DEMO. **No sewer fixtures to be demo'd with this permit**

Moana Pool Construction Permit

Not downtown, but who cares? This is one of the most significant projects benefiting the public in the region, so of course I'm going to report on it. The permit reads: COMMUNITY CENTER. NEW MOANA SPRINGS COMMUNITY AQUATICS & FITNESS CENTER, 2-STORY, APPROXIMATELY 52,000SF BUILDING, STEEL BUILDING THAT INCLUDES THREE POOLS, A MEZZANINE LEVEL FITNESS AREA, MULTI-PURPOSE ROOMS, LOCKER ROOMS, RESTROOMS, OFFICES, AND OTHER AUXILIARY FACILITY SUPPORT ROOMS.
